Tenancies range from a single-floor suburban office to a multi-level corporate tenancy with its own building management.

After-hours and weekend access is the normal way this work gets delivered, and it comes with its own logistics — building management sign-off, loading dock access, lift bookings, key or fob handling. It's a genuinely unglamorous part of the job, and it's one a lot of cleaning contractors leave the client to sort out. We handle it directly, because a cleaning contract that doesn't account for how you actually get into the building isn't a complete contract.

We are owner-operated, which shapes how the service runs day to day. How we approach office cleaning

Colour-coded microfibre — convention, not law

There is no Australian Standard that mandates cleaning-cloth colour coding, and no WA or Commonwealth legislation requires it. It is an industry convention, adopted originally from healthcare infection control and now common across commercial cleaning generally.

We use a colour-coded microfibre system anyway — broadly, one colour for washroom and sanitary surfaces, one for general low-risk areas like desks and glass, and one for kitchen and food-handling surfaces. The exact colour split varies between operators and there is no single national scheme, so we describe this as our own documented practice rather than attributing it to a regulation that does not exist. Saying plainly that there is no law requiring it, and that we do it anyway, is a more honest position than inventing a standard to point to.

Green cleaning, told accurately

NABERS rates buildings, tenancies and spaces — it never rates companies, and cleaning is not one of the five NABERS Indoor Environment parameters. Any claim that a cleaning contractor is 'NABERS certified' or that hiring one improves a NABERS star rating is simply inaccurate, and it is worth being clear about that where other cleaning companies are not.

The legitimate green-building link runs through Green Star – Performance, the Green Building Council of Australia's rating for the ongoing operation of existing buildings. It includes a dedicated Green Cleaning credit that explicitly names cleaning contracts as part of what it assesses. If your building is pursuing Green Star – Performance, we can align our products and cleaning records to support that Green Cleaning credit.

GECA-certified cleaning products are recognised by the GBCA for Green Star purposes, which gives a genuine and checkable chain from product to credit. We are not claiming a blanket use of GECA-certified products across every site — where a specific product is used, it can be checked against GECA's public product directory before it appears in writing anywhere.

Who actually cleans your office

We are owner-operated: no subcontract chain, and the same crew assigned to your site each visit wherever the roster allows. That matters more than it sounds — a lot of commercial cleaning is delivered through layers of subcontracting, which is exactly where inconsistency and underpayment both tend to creep in.

We don't publish specific award rates on this page, because getting that wrong is worse than saying nothing — the Cleaning Services Award and the applicable industrial system depend on business structure, and current rates move with each Annual Wage Review.     The PCBU at your workplace — and Genre Solutions, as a PCBU in our own right, while our crew is on site
    What it requires
    Both duty holders must, so far as is reasonably practicable, manage risks to health and safety, and where duties overlap in a shared workplace, each PCBU must consult, cooperate and coordinate with the other.
    What we do
    We work to a documented cleaning method, use appropriate signage during wet cleaning, and coordinate our schedule with your building management so our work does not create a hazard for your staff or visitors.
  • Hazardous chemicals duties

    Who it binds
    Genre Solutions, as the employer of the cleaning crew
    What it requires
    Safety Data Sheets must be obtained and kept for hazardous chemicals used at commercial quantities, and a hazardous chemicals register maintained — the household-quantities exemption does not apply to a commercial cleaning operation.
    What we do
    We maintain SDS and a chemicals register for the products our crews use on your site.
  • WorkSafe WA Codes of Practice — hazardous manual tasks and hazardous chemicals

    What it requires
    The Codes of Practice set out what is known about the hazard and the risk controls generally expected — they are evidence of accepted practice rather than offences in themselves.

  • Slips, trips and wet-floor hazards

    What it requires
    Cleaning itself can create a slip hazard — wet floors, spilled product or poor sequencing are a recognised risk that WorkSafe WA specifically calls out for cleaners.
    What we do
    Wet-floor signage, sequencing work away from active traffic, and drying floors before leaving the area are part of our standard method, not an optional extra.

    We do not hold or claim any NABERS, Green Star or GECA certification as a company, and we do not claim WorkSafe "approval" — none of those exist for a cleaning contractor.

Do you lock clients into long contracts?

No. We'd rather keep your business by holding the standard than by holding you to a contract. We can arrange ongoing schedules or one-off cleans to suit you.

Can you clean after hours or on weekends?

Yes. We offer after-hours and weekend cleaning by arrangement, typically with as little as one day's notice, so we work around your business rather than through it.

Will I get the same cleaners each visit?

Wherever possible, yes. Consistent crews learn your site and hold the standard, and our team is easy to reach and responsive if anything needs adjusting.

How often should each area of the office actually be cleaned?

It varies by zone — reception, washrooms and kitchens generally need a daily clean, boardrooms and workstations can often run on a lighter cycle, and things like lift interiors or bin rooms suit a weekly full clean with daily spot attention. We set the actual frequency by zone with you at the site walkthrough, not as a one-size schedule.

Do you manage after-hours access with our building management?

Yes. We coordinate directly with building management for access, key or fob handling and loading dock bookings where required, so after-hours cleaning does not become an administrative job for you.

Is your colour-coded cleaning system an Australian Standard?

Do you clean kitchens and bin rooms every visit?

Yes — kitchens and bin areas get attention on every visit, not just a light wipe. Bins are emptied and lined, benches and sinks cleaned, and floors done as standard.

Can you clean our carpet as well as the daily office clean?

Daily and weekly cleaning covers vacuuming and traffic-lane attention. For a full carpet deep clean, that sits under our separate carpet cleaning service and is typically scheduled periodically rather than every visit.

Do you handle wet-floor safety during cleaning hours?

Yes — wet-floor signage and sequencing work away from active foot traffic are part of our standard method, since cleaning itself can create a slip hazard if it is not managed properly.

Can you scale the service if we move to a bigger tenancy?

Yes — we scope the program to your actual floor plan and amenities count, whether that is a single-floor suburban office or a multi-level corporate tenancy, and revisit the scope as your needs change.

Can you clean commercial carpet after hours?
