What's actually true about a WA vacate clean
What WA law actually asks for
Consumer Protection WA describes the standard a tenant needs to meet as leaving the property "in a similar condition to when they moved in", with the tenant not responsible for fair wear and tear. That is a meaningfully different bar to "spotless" or "professionally cleaned" — both phrases that appear constantly on Perth vacate cleaning pages without ever being tied to the actual legal standard.
There is also no WA legal requirement to engage a professional vacate cleaner. A tenant can do the clean themselves, so long as the result meets the similar-condition standard. We think that is worth saying plainly rather than implying otherwise, because a business that is straight with you about what the law does and doesn't require is a business worth trusting with the parts of the job that genuinely benefit from being done professionally — ovens, window tracks, and the detail work that is hard to do well in a single afternoon around moving boxes.
Your entry condition report is the real benchmark
The property condition report completed at the start of your tenancy is the actual yardstick a vacate clean is measured against — not a new-build standard, and not whatever an inspector's personal expectations happen to be on the day. A mark, wear pattern or condition already noted on that entry report is not something the vacate clean needs to erase, because it was already there.
If you still have your entry condition report, it is worth keeping to hand for your own final inspection, whether or not a cleaner is involved — Consumer Protection WA specifically recommends tenants keep a copy for exactly this reason.
How the bond is actually released
Under recent WA rental law reform, any party on the bond — tenant or landlord — can start the process to release it, rather than needing a jointly signed application as before. Where the parties agree, the bond is released and paid out; where they disagree or one party does not respond, the matter goes to a Commissioner determination through Consumer Protection WA. A cleaning company has no role in that process and cannot influence its outcome.
Residential tenancy disputes in WA are heard in the Magistrates Court, not the State Administrative Tribunal — a distinction some Perth vacate cleaning pages get wrong. Because either party can now independently start the bond release process, having your own record of the work done — what was cleaned, when, and to what standard — is a genuinely useful piece of evidence to have on hand if a disagreement does arise. That is the honest reason a documented, scoped clean is worth having, rather than a promise about what will happen to your bond.
What a vacate clean can't fix
A vacate clean addresses cleaning — it does not repair damage, repaint walls, or treat pests. Scuffs and marks can often be cleaned back, but over-scrubbing a low-sheen painted wall can damage the paint finish and create a new problem where there was only a mark before, so we treat that as a judgement call rather than scrubbing indiscriminately until a wall looks new.
