OVERVIEW
Who it's for
Carpet cleaning in Perth covers a wider range of situations than a single method can answer well: a full residential deep clean before a family moves back in, a vacate clean tied to an end-of-lease inspection, scheduled maintenance on a busy office traffic lane, and wool or delicate-fibre carpet that needs a gentler approach than a synthetic commercial carpet tile. We scope the job against the actual carpet in front of us, not a one-size price and one-size method.
Most people who ring us asking for a "steam clean" mean hot-water extraction, and we are happy to use that term if it is the one you know — we just want you to understand what is actually happening on the day. Heated water and a cleaning solution are injected into the carpet pile under pressure and immediately vacuum-extracted back out, taking the loosened soil with it. It is not steam in the sense most people picture; the heat helps the detergent do its job rather than sanitising anything by vapour.
In practical terms, a steam clean is the deeper of the two methods we use, reaching down into the pile and backing that a vacuum alone cannot lift. It is the right call for a full deep clean, a vacate clean, heavy soiling, or a carpet carrying stains and odour. It also uses more moisture, so the area needs to stay out of use while it dries, and we would rather give you an honest sense of that drying time than a number we cannot guarantee. Where a floor has to stay in service, encapsulation is the faster-drying alternative.

COMMON PROBLEMS
Common problems we solve
- Embedded soil and traffic lanes vacuuming cannot reachHot-water extraction reaches the lower pile and backing that a vacuum physically cannot, lifting embedded soil rather than just the surface layer.
- A commercial area that cannot be taken out of service for longEncapsulation uses far less moisture and dries much faster than hot-water extraction, making it a practical choice for interim maintenance in areas that need to stay in use.
- Wool carpet that needs gentler handlingElevated alkalinity and over-wetting readily damage wool fibres, so wool gets a different chemistry and a more careful approach than a synthetic carpet does.
- Uncertainty about drying time and mould risk in Perth's wetter monthsThe risk in wet-method cleaning isn't the water itself, it's leaving the water behind — we prioritise extraction quality and airflow after the clean, and we're honest that winter months need more of both.
- Stains reappearing weeks after a cleanWicking — where residue in the underlay or backing works back up to the surface as the carpet dries — is a known cause of stains reappearing. We explain this upfront so it is not a surprise.
- Needing a receipt for an end-of-lease or warranty claimWe issue a dated invoice for every job, which many leases and carpet warranties expect as evidence that professional cleaning was carried out.
WHY IT MATTERS
What you get
- Method matched to the carpetHot-water extraction for a deep clean, encapsulation for fast-drying interim maintenance — we recommend the method that suits the fibre, the traffic and the timeframe.
- Stain treatment includedSpot and stain treatment is covered as part of the service, not charged as an extra, so stubborn marks are addressed in the same visit.
- Commercial and residentialWhether it is one room at home or a full-floor commercial tenancy, we scope and price the job to the actual area.
- A receipt for your recordsA dated invoice for the work carried out — useful for a vacate inspection, a warranty claim, or your own maintenance records.
AT A GLANCE
Choosing a method
| Factor | Hot-water extraction | Encapsulation |
|---|---|---|
| Depth of clean | Reaches lower pile and backing | Surface and upper-pile soil only |
| Drying time | Longer — several hours, more with poor airflow | Much faster — carpet is usable sooner |
| Best for | Periodic deep cleans, heavy soiling, stains and odour | Interim maintenance between deep cleans, areas that must stay in service |
| Limitations | Area needs to be taken out of use while it dries | Cannot reach carpet backing or underlay |
| When we recommend it | Full deep clean, vacate cleans, wool and delicate fibres with the right products | Between scheduled deep cleans on busy commercial floors |
This is method guidance based on how each system behaves, not a published standard.
HOW IT WORKS
How it works
Quote the area
Provide the approximate square meterage, fibre type and any known staining. We quote per job with no hidden minimums for commercial areas.
Pre-vacuum and pre-treat
We vacuum thoroughly before extraction and apply pre-treatment to high-traffic lanes and stained areas for best results.
Clean using the right method
Hot-water extraction or encapsulation, chosen for the carpet and the situation — never a single method applied regardless of fibre or timeframe.
Dry, inspect and hand over
We extract as much moisture as the method allows, talk you through realistic drying time, and provide a dated invoice for your records.
IN DETAIL
How we think about carpet cleaning
Hot-water extraction is not steam
Hot-water extraction is almost always marketed as "steam cleaning", and it is worth being plain that it is not actually steam. Heated water and a cleaning solution are injected into the carpet pile under pressure and immediately vacuum-extracted back out, along with the soil that has been loosened. There is no steam involved in the sense most people picture it, and the heat is there to help the detergent work, not to sanitise the carpet by vapour.
Encapsulation works differently again: a polymer-based cleaning solution is applied and worked into the pile, and as it dries it crystallises around soil particles, which are then removed by vacuuming. It uses far less moisture and dries much faster, which is why it suits interim maintenance on floors that cannot be taken out of service for long, rather than a full deep clean.
Drying, moisture and mould — the honest version
The real risk in any wet-method carpet cleaning isn't the water itself — it's leaving the water behind. Damp carpet left without enough airflow is a growth substrate for mould, and a rushed extraction pass or a closed-up room after cleaning is how that risk shows up. We work to get carpet as dry as the method and the conditions allow, but we won't quote a guaranteed drying time — realistic ranges are commonly four to six hours before carpet is safe to walk on, and up to 24 hours to dry fully, and the actual figure depends on humidity, airflow, pile density and how thorough the extraction pass was.
Perth's climate makes this a genuinely seasonal issue rather than a constant. Winter, from roughly May to September, carries the large majority of the city's annual rainfall and the lowest natural drying rates of the year. A carpet clean booked in winter gets more extraction passes and more attention to airflow from us as standard, because the margin for error on drying time is smaller when the air outside is already humid.
Wicking and resoiling — why some stains come back
A stain that reappears a week or two after a clean has usually wicked back up rather than been missed the first time. Residue sitting deeper in the pile, backing or underlay can migrate to the surface as the carpet dries, following the moisture as it evaporates — the stain was never fully removed at that depth, and drying brought it back into view. Traffic lanes resoil faster than the rest of a carpet for a related reason: they carry more foot traffic and finer particulate that settles into the pile between cleans, so the same area shows wear and soiling sooner regardless of how well it was cleaned.
Telling clients this upfront, rather than leaving them to wonder whether the job was done properly, is a straightforward way to set the right expectation and avoid a dispute later. It's also worth saying that regular vacuuming with good filtration between professional cleans does more for day-to-day particulate load in a carpet than any single deep clean — a smaller thing to sell, but a genuinely useful one to say.
STANDARDS & COMPLIANCE
The standard we work to, and its limits
AS/NZS 3733:2018 — Textile floor coverings: Cleaning maintenance of residential and commercial carpeting
- Who it binds
- Cleaning practitioners, manufacturers, wholesalers and specifiers
- What it requires
- The Australian and New Zealand standard sets minimum requirements for cleaning maintenance programs and techniques for broadloom, sheet and modular carpet, superseding the earlier 1995 edition.
- What we do
- We reference AS/NZS 3733 as the applicable Australian standard for this work, rather than the US IICRC S100 standard that most Perth competitor pages cite instead.
We do not hold or claim certification against AS/NZS 3733 — Standards Australia does not certify individual service providers, and we haven't purchased or read the standard's full clause text, so we don't quote or paraphrase specific clauses from it.
Carpet manufacturer warranty terms
- Who it binds
- The carpet owner, under the terms of their own manufacturer warranty
- What it requires
- Most Australian carpet warranties require documented professional cleaning at set intervals — commonly every 12 to 18 months — to remain valid.
- What we do
- We provide a dated invoice for every job, which you can keep against your own warranty documentation.
We don't guarantee that a clean with us preserves any particular warranty — that depends entirely on your carpet manufacturer's own terms, which you should check directly.
